For landlords

For landlords who manage their own rentals

Managing your own rental means keeping the same records an agency keeps — and the Tenancy Tribunal expects them. Propex keeps them for you.

The things that go wrong without records

  • A rent increase given with too little notice, or too soon after the last one.
  • A bond not lodged within 23 working days of receiving it.
  • No Healthy Homes statement in the tenancy agreement.
  • An inspection with no record of the notice the tenant was given.

What Propex does about each

Propex checks a rent increase before you serve it, keeps the bond and its Tenancy Services reference on the tenancy, prints the Healthy Homes and insurance statements on the agreement, and records the notice given before each inspection. When something is disputed, the history is on the record with dates.

Priced for a small portfolio

The Starter plan is made for independent landlords and small portfolios, and starts with a free trial. See the pricing page for what each plan includes.

Questions

Do I need Propex if I only have one rental?

You need the records either way. Propex keeps them in one place and checks the rules for you; whether that is worth it for one property is your call.

Can my tenant see Propex?

Your tenant receives what you send them — the agreement to sign, notices, inspection reports — by email and links; they do not need an account to read them.
