Owners

An owner portal that wins the management and keeps it

Owners sign in to see their properties, read their statements and message your team — and you send them a management proposal they can accept and sign online.

Proposals, signed online

A management proposal sets out the fees as itemised rows rather than a single figure, goes to the owner as a link, and is accepted and signed online. An owner can ask for a change or decline it, and you can follow up from the dashboard.

Statements an accountant can use

  • Statements by month or by tax year, made from the rent received and the money spent.
  • Management fees charged on the statement, with GST shown.
  • Chattels recorded, and a link to share a statement.

When the owner goes overseas

A landlord who will be out of New Zealand for more than 21 consecutive days must name an agent in New Zealand and tell the tenant (Residential Tenancies Act, section 16A). The owner records the absence and who acts for them in the portal.

This is general information about New Zealand tenancy law as at October 2026, not legal advice. Check tenancy.govt.nz or call Tenancy Services on 0800 836 262 about your own situation.

Questions

Do owners pay to use the portal?

No. The portal comes with the agency’s Propex plan.

Can an owner message the property manager?

Yes. Messages go back and forth on a thread in the owner’s portal, and your team answers from the dashboard.
