The agreement, generated and signed
Propex generates the tenancy agreement from the record and sends each party a link to sign it electronically. It will not generate one until every landlord and tenant has their details complete, so an agreement never goes out with a gap in it. The Healthy Homes statement and the insurance statement are printed in.
The bond
A landlord can ask for up to four weeks’ rent as bond, and must lodge it with Tenancy Services within 23 working days of receiving it. Since 1 December 2025 a landlord who consents to a pet can also ask for a pet bond of up to two weeks’ rent, one at a time. Bonds are now lodged and paid online (tenancy.govt.nz).
Propex keeps the bond, the date it was lodged and the Tenancy Services reference on the tenancy.
When the tenancy changes or ends
Since 30 January 2025 a landlord can end a periodic tenancy with 90 days’ notice without giving a reason, or 42 days’ notice on specific grounds, and a tenant with 21 days’ notice. A fixed-term tenancy becomes periodic at its end unless one side gives notice between 90 and 21 days before the end date.
Every notice served is kept on the tenancy with the date it was served, so the history is there if it is ever questioned.
This is general information about New Zealand tenancy law as at October 2026, not legal advice. Check tenancy.govt.nz or call Tenancy Services on 0800 836 262 about your own situation.
