Choosing property management software in NZ: 10 questions to ask

Most property management software looks the same in a demo. These questions tell them apart.

The questions

  • Does it know the Residential Tenancies Act — the 60-day and 12-month rent increase rules, 14-day notices to remedy, the 2025 notice periods?
  • Does the tenancy agreement include the Healthy Homes and insurance statements, filled in from the property’s record?
  • Do inspections work offline, with photos, and produce a report an owner will read?
  • Can owners sign in and see their own statements, with fees and GST?
  • Can each person in your team see only what their role needs?
  • Can applicants apply online and give their own consent to checks?
  • Does it keep the history — every notice, with the date it was served?
  • Where is personal information kept, and does the provider follow the Privacy Act 2020, including the new IPP 3A on information collected about people from someone else?
  • Can you get your data out if you leave?
  • Is there someone in New Zealand to talk to?

How Propex answers them

Propex is built in New Zealand around the Residential Tenancies Act and the Healthy Homes standards. It checks rent increases, drafts arrears notices, prints the Healthy Homes and insurance statements on the agreements it generates, runs inspections offline on the mobile app, gives owners their own sign-in and statements, and has six staff roles with access checked on every request.
